Keith Murphy is a licensed Georgia realtor, and owns Mountain Investment
Services in Blairsville, Ga. He is a member of the Northeast Georgia Board of Realtors, and has access to that
board's Multiple Listing Service. Keith is authorized to show and sell you any property listed by any
realtor in the three county area, Fannin, Union, and Towns.
Keith has up for sale or LEASE his
personal home, an 8 acre horse farm in the Owltown area of Union County, Blairsville. This is a super little horse
property complete with nice 2004 country home, 360 degree views, an exceptional barn, apt, shop, etc building, in

Keith is the managing partner for Woodeye Partners, who developed The Riverlands on the Toccoa River, located
in Fannin County (Blue Ridge), Georgia. Ask Keith about the river front and river-access lots still available in
this upscale development. Some lots are approved as equestrian tracts. Ask Keith about purchase contracts that
include "walk away" provision for investors who want to get in the game, but who want to limit any downside.
Keith also has two small developments carved out of the Murphy farm outside of Moultrie, Georgia, which
is located about 50 miles north of Tallahassee, Fla. These are beautiful 1.5 acre home sites adjoining a quail-hunting
plantation, and the Murphy family farm. Also could get a couple of mini-farm or estate-sized tracts out of these
developments.
Some of Keith's partners have really nice properties in Hiawassee and Helen, Georgia.
Keith has no financial interest in these properties, but he will be glad to show you upscale, new homes on the Hiawassee
River, on Lake Chatuge, or development tracts near Hiawassee and Helen.

As a general rule Keith does not accept homes to list for sale, altho he will list vacant lots and acreage tracts. Keith
specializes in working with a buyer, and helping the buyer find the property he wants at a good price. He
won't show you something he would not consider buying himself. Naturally, Keith expects to receive a commission
in connection with sales (yes, even though you are best of buddies, business is still business). This usually means
the seller's realtor splits his 8-10 percent commission with the realtor representing the buyer (Keith), so it costs the
buyer nothing to have Keith represent him. On a non-listed property, Keith will work out a fair deal for his compensation with
you in advance, and then show you unlisted property that is for sale. Some of the best buys, are unlisted properties.
